Should you choose to make a reservation and the arrival date of your stay is less than 6 weeks away, or if you are booking a 3 or 4 night break, the total amount must be paid in advance.

Otherwise, a non-refundable £90.00 deposit is payable at the time of booking and the full remaining balance is required no less than 6 weeks before the agreed arrival date.

We are happy to accept payment by bank cheque, bank transfer, credit/debit card or PayPal :

  • Payment by cheque or bank transfer costs us nothing and so there are no additional fees to you if you pay by these methods.

  • Our provider charges 3.4% for each credit/debit card transaction and this will be added to your total if you pay by this method.

  • PayPal charge 3.4% for each transaction and this will be added to your PayPal invoice if you pay by this method.

A provisional booking notification will be sent to you by email or post after your enquiry. Your booking is not secure until your payment has been received. A confirmation will be sent to you on receipt of your payment, showing your final reservation details and any balance owing, if applicable.

Additional Nights

Any additional nights requested during a stay will be subject to availability and at the discretion of the owners and will be charged per night based on the total price for the original stay, divided by the number of nights of the original stay. If the additional nights fall within a different price band then the calculation will be based upon the new price band divided by the number of nights of the original stay.

Terms & Conditions

Our aim is to make your stay as pleasant and enjoyable as possible and would therefore appreciate it if you would read the simple terms and conditions that follow.

Damages Deposit

A Damages Deposit of £300.00 is required on your arrival at the property (a bank cheque will be fine) which we will give back to you within fourteen days of your departure if all is in order. This is to cover any losses, damage or additional cleaning charges that may arise should the property be left in an unsatisfactory condition. You must leave the property in good, clean condition, as compelete as you found it with all fixtures and fittings, contents and equipment in place and in good order. Should this not be the case, the sum less any charges will be refunded to you within fourteen days of your departure date. Failure to provide a Damages Deposit may result in your booking being invalidated.

Cancellation Policy

We advise that you take out your own personal cancellation insurance. A written request to cancel a booking must be sent to us. In the event of cancellation, whilst you as the applicant remain liable for the final payment by the due date as shown on the booking form, we will try to re-let the apartment by whatever means we consider reasonable. If however we are unable to re-let the property the following cancellation charges will be made:

  • If you give us notice more than 6 weeks before your holiday start date you will be liable for 50% of full rental tariff.

  • If you give us notice less than 6 weeks before your holiday start date you will be liable for 100% of full rental tariff.

Risk

The owners shall not be liable for any damage or injury caused to the applicant or any guests in respect of the property or any amenity provided by the owner or for any loss or damage to their personal belongings howsoever arising.

Duration of Letting

Letting period commences at 4.00pm on the arrival date and ends at 10.00am on the departure date, unless otherwise agreed.

Non-availability of Property

If for any reason beyond our control that the property is not available on the date booked (for example due to fire damage), or the property is unsuitable for letting, all rent and charges paid in advance will be refunded in full, and the applicant will have no further claim against the Owners.

Website

We make every effort to ensure that the information and apartment descriptions contained on our Website are accurate. We do however reserve the right to make small changes and we accept no liability for minor inaccuracies.

Conduct and Respectful Behaviour

The Lead Name/Organiser shall be responsible for the orderly conduct of all guests during their stay at the property. Consideration must always be shown to the whole property. Offensive or illegal behaviour will not be tolerated. Failure to comply with this request will result in individuals or the entire party being asked to leave the premises. No refund will be made in these circumstances and there may be an additional charge for repairs and/or compensation.

All young children should be supervised by a responsible adult at all times.

Guest Numbers

The total number of the members of the party must not exceed four (plus one infant in a cot).

Any additions to the number of people occupying the apartment requested during your stay will be at the discretion of the owners and will be charged per person per night based on the total price for the original stay, divided by the number of nights of the original stay, divided by the original occupancy at the start of the stay.

Internet Access

Internet access is offered as a free service, is subject to many external factors and is therefore not guaranteed. When using the free internet service, you must comply with the following Acceptable Use Policy. You may only use the Service for lawful purposes. Transmission or distribution of any material in violation of any applicable law or regulation is prohibited. This includes, without limitation, transmission of material in which subsists another person's intellectual property without proper authorisation, and transmission of material that is obscene, defamatory, incites racial disharmony, constitutes an illegal threat, or violates export control laws. You must not violate system or network security or misuse email in any way. Such violations or misuse include, without limitation: * unauthorised access to or use of data, systems or networks, including any attempt to probe, scan or test the vulnerability of a system or network or to breach security or authentication measures without express authorisation of the owner of the system or network; * unauthorised monitoring of data or traffic on any network or system without express authorisation of the owner of the system or network; * interference with the service of any user, host or network including, without limitation, mailbombing, flooding, deliberate attempts to overload a system and broadcast attacks; * sending unsolicited mail messages, including, without limitation, commercial advertising and informational announcements; and * posting the same or similar message to one or more newsgroups (excessive cross-posting or multiple-posting, also known as "SPAM").

Smoking Policy

Wales operates a non-smoking policy in enclosed public places. The apartment is a strictly non-smoking property and therefore smoking is only permitted off the property grounds. We request that stubs be contained and disposed of safely and not on the ground or in flower beds.

Vehicles

All vehicles are parked at owner's risk and we accept no responsibility or liability to any damage or loss incurred to either vehicles or their contents whilst on our property.

Personal Property

Any equipment or personal effects brought to the property by the guests remain at their own risk and the Owners will not be liable in the event of any loss, theft or damage.
